PNT Capital Group was founded in 2006 by PNT Managing Partners Phil Nowick (The "PN") and Nick Tramontana (The "NT"), two former Wall Street investment bankers and public company real estate executives and further capitalized in 2007 by Philadelphia-based CMS Companies, Inc. (an owner of over 20,000 apartment units, 30 hotels and two million square feet of retail, medical office and other commercial space) to expand PNT's real estate investment platform (Read more about PNT's parent company below).
In founding PNT, Messrs Nowick and Tramontana's singular goal was to leverage their real estate and finance knowledge and networks to identify and implement investment strategies that can offer one thing: the best risk-adjusted returns possible for invested equity capital.
For PNT, pursuing this objective means not defining its real estate investment criteria by a single real estate asset class, geography or development-style. It means avoiding trends and herd mentality in real estate investing. It means paying equally as close attention to macro capital markets developments as it does to the local supply and demand dynamics potentially affecting real estate in a particular geography. It means aligning itself with a wide variety of constituents within the real estate and financial community—brokers, developers, lenders, life insurance companies, hedge funds, investment bankers, high-net worth investors, institutional limited partner investors, and general partners managing real estate private equity funds—in order to refine strategies, to identify investment opportunities/ partners and to streamline execution. This broad and fluid approach means working twice as hard and twice as smart in order to achieve the extra incremental return needed to offset each perceived investment risk taken.
In December 2007, Philadelphia-based CMS Companies, Inc. made a strategic investment in PNT, significantly expanding PNT’s equity capability for investment. CMS is a 39-year-old alternative asset investment management firm with over $1 billion in committed capital under management for investment in alternative asset classes such as traditional private equity, hedge funds, fund-of-funds and real estate. CMS was one of the first wealth management firms in the country to pioneer the concept of investing in "alternative" asset classes (such as private equity, hedge funds, real assets and real estate) in lieu of stocks and bonds. CMS’ real estate practice has invested, either directly or through partnerships, in over 68 apartment complexes (representing over 20,000 units), 30 upscale hotel properties, and over two million square feet of retail office, medical office and educational real estate transactions. CMS recognized the value of PNT's knowledge and networks as a way to extend CMS' real estate private equity practice, particularly with regard to executing real estate investment strategies beyond traditional joint venture or direct acquisitions and into strategies such as the acquisition of real estate loans from banks and/or the acquisition of limited partnership interests in real estate private equity funds.
